What clients typically need

Not sure what service you need? Start here.

Most clients come to us with a specific problem — not a service category. Here are the most common reasons people call.

🏠

Removing a wall in my home

Load-bearing wall removal requires sealed engineering drawings showing the new beam, connections, and post sizing. We assess, design, and stamp the drawings your contractor and permit office need.

🏗

Adding a second storey or addition

Structural design and sealed drawings for the new loads — including foundation checks, framing design, and snow load calculations per OBC Part 9.

🏢

Building permit drawings (residential or commercial)

Permit-ready structural drawing packages prepared and submitted on your behalf — including code compliance review, Schedule 1 commitment, and municipal liaison.

🔍

Inspection before buying a property

Pre-purchase structural inspections — covering the foundation, framing, structure, and visible deficiencies. Stamped report from a licensed engineer, not a home inspector.

📋

Schedule 1 general review for my project

The Ontario Building Code requires a licensed engineer to provide Schedule 1 General Review on most commercial and multi-residential projects. We commit to review and sign off at each required stage.

Accessibility / barrier-free compliance review

OBC Section 3.8 sets out the barrier-free design requirements for most commercial and public buildings. We review designs for compliance and provide the sign-off your building department needs.

🧱

Foundation or structural problem — assessment needed

Cracks, settlement, water damage, distress — we assess what's happening, explain what it means, and produce a stamped report with recommendations. Accepted by insurers and municipalities.

📊

Managing a construction project for me

Owner-side construction management — we run the tender, review contractor bids, administer the CCDC contract, track schedule and cost, and manage change orders. You stay informed; we protect your interests.

🌿

Passive House or high-performance building

PHPP modelling, envelope detailing, airtightness coordination, and on-site monitoring — from design through construction. We've coordinated Ontario's largest Passive House building at 0.128 ACH.

Pillar I

Engineering Design

Structural design and sealed drawings for the work people actually build — residential, commercial, and institutional. Our engineers act as Engineer of Record on every project: one licensed professional signs the drawings, carries the liability, and answers for the design if questions come up during the permit review or on site.

Pillar II

Site Supervision

Construction doesn't stop because a report needs to be written. Our engineers are on site when they need to be — conducting Schedule 1 general review at each required milestone, issuing building condition assessments, and producing inspection reports that carry a licensed engineer's signature and professional liability. Every report is signed, sealed, and stands up if it's ever challenged.

03

Inspections & building condition assessments

Signed, stamped reports on what's already built — produced by a licensed engineer, accepted by insurers, municipalities, and courts.

  • Building condition assessments (BCAs)
  • Structural distress investigations & assessments
  • Pre-purchase structural inspections
  • Foundation, crack & settlement assessments
  • Fire separation compliance reviews
  • Barrier-free / accessibility audits (OBC Section 3.8)
  • Occupancy classification reviews
  • Spatial separation & exposing building face assessments
  • Insurance & legal opinions (LPOs)

Permits, approvals & general review

The documents and on-site reviews that get a project through the building department — and keep it compliant through construction.

  • Engineering reports for building permits
  • Schedule 1 — General Review (OBC required)
  • Letters of Professional Opinion (LPO)
  • Permit application preparation & submission
  • Municipal liaison, comment response & revisions
  • OBC Part 9 & Part 3 code compliance review

Pillar III

Project Management

Most construction problems — cost overruns, schedule delays, disputed change orders — happen because the owner's representative doesn't understand the technical work well enough to push back. Our project managers are engineers. We read the drawings, understand the specs, and know when a contractor's change order is legitimate and when it isn't.

That technical grounding comes from real project experience — from the $5.7B Gordie Howe International Bridge to owner-side coordination of Ontario's largest Passive House housing project. The same discipline now protects residential homeowners, commercial developers, and municipal housing corporations on every scale of project we manage.

05

Construction management

Owner-side coordination from tender through substantial completion — run by engineers who understand the technical work and can challenge a contractor's scope, cost, or timeline when it's wrong.

  • Project planning & phasing
  • Tendering & contractor selection
  • Contract administration (CCDC)
  • Site coordination & oversight
  • Schedule & cost tracking
  • Change-order & claim review
